No. Our insurance carrier will not allow entry into the house before the move in dates stated in the lease agreement.

When is my rent due?

Rent is due in two installments August 1st and December 1st. We will notify you 30 days in advance via email. Any postmarked later than 5 days after rent is due (i.e. August 5th and December 5th) will be charged a late fee of $5 per day there after.

租金是分兩期的,分別是8月1日和12月1日。我們會提前30天通過電郵通知您。如租戶未能於到期日繳交租金,我們將由到期日5日後起(即8月5日和12月5日)收取每天5美元的滯納金。


I receive Financial Aid and its not disbursed until after my rent is due, will I be charged late fees?

You will need to notify MPR in writing that you receive Financial Aid and provide us with a copy of your reward letter from the Bursur’s Office. We are aware of disbursement dates and your rent is due the following week. For instance, if the disbursement date is August 12th then your rent is due on August 19th. You will not be charged any late fees as long as we receive proof of your Financial Aid eligibility prior to August 1st and we receive your rent no later than August 19th.

No, the utilities need to be place in a tenant’s name and set up prior to move in. You will receive a move in packet that includes the contact information for all local utility companies.

What I need to do to renew my lease?

Lease Agreements are not automatically renewable. Current tenants who are in good standing with their landlords and the property management company are eligible to sign a new lease agreement for the premises they are currently leasing. All eligibility requirements set forth in THE LEASING POLICY FOR STUDENT RENTALS are applicable when signing a new Lease Agreement excepting for the time schedule. Appointments for current tenants to sign a new Lease Agreement can be made anytime after your move in date by calling Miami Poplar Rentals at 513-461-3291. Current tenants have until 5:00 PM on Thursday, August 26, 2011 to schedule their appointment to sign a new lease agreement.
租賃協議不會自動續期。於業主與物業管理公司記錄上擁有良好信譽的租戶有資格可就他們目前租賃的處所簽署新的租賃協議。在預定的時間內簽署新的租賃協議時,所需資格與學生租賃政策中規定的相符。現在的租戶於搬入後可隨時致電513-461-3291與本公司預約簽署新租賃協議,本公司由現在起﹐直至2011年8月26日(星期四)下午5:00可安排預約目前的租戶簽署新租賃協議。
